A recent report from Reuters highlighted how developers are raising record funds in the domestic bond market in order to finance high-end residential projects. Thai developers issued THB54.2 billion (USD1.55 billion) of bonds during the first semester of 2015 – almost three quarters the value of the amount sold by developers during 2014 as a whole.

Due to the economic slowdown, banks are only very cautiously issuing bank loans so raising funds through the debt market is financially preferable for developers.
Demand from wealthy Thais has seen prices rise in Bangkok by 35 percent yearly during H1, according to research by real estate firm Plus Property. This is despite actual volumes decreasing by 21 percent over the same period.
The high-end segment in the capital is expected to continue showing lively activity due to the strong purchasing power of buyers, reports The Dot Property.

“The increasingly limited availability of projects in this range will also spur demand across all buyer types,” commented Poomipak Julmanichoti, managing director of Plus Property.
New Bangkok sale units priced within THB100,00-200,000 (USD2,845-5,691) per sqm performed the best in the high-end segment, with a sell-through rate of 84 percent. This was followed by the THB200,00 plus per sqm market with a sell through rate of 84 percent. New units priced below THB100,000 per sqm performed less well with rates of only 49 percent.
The top performing areas with projects recording high sell-through rates were those slightly outside of Bangkok’s centre: Phra Khanong, On Nut, Chatuchak, Bang Sue and Ratchada Ladphrao. The central area also performed well with many projects, such as The Monument Sanam Pao, Nimit Langsuan and Klass Siam, selling out in a matter of days.
